Why should I use Reframed Land?

The housing market is under extreme pressure and demand for housing is outstripping supply. Often landowners can’t successfully achieve planning because of a lack of the required knowledge and/or a lack of the necessary funds.

Reframed Land manages the process of bringing suitable sites forward for development by acquiring planning permission. Reframed Land will offer to buy the land upfront (unconditionally) or partner with landowners to share in any increase in value achieved. Reframed Land takes on the financial risk by funding the elements necessary to gaining that valuable permission. We have a very experienced planning team and we also bring in experts where required for aspects such as surveying, architectural design and legal work.We are always happy to discuss potential sites and we are always straightforward with our initial research and findings.

We are a wholly independent land promotion company with no affiliation to any house builders. We may make you an offer to buy your land upfront (Unconditional Offer), or make you an offer to buy at a set price once we have achieved a planning consent (Option Agreement), or you may want to partner with us in a Land Promotion Agreement.

What is Land Promotion?

Land Promotion is the widely used industry term for the securing of planning permission for a site resulting in an increase in its value. The process is fully funded by us.

Can I sell a part of my land?

Yes, and many of our past clients have done just that. This is typical of side and corner plots whereby the landowner retains the existing property as their home and then sells the plot once planning has been granted. The process is very common and Reframed Land will fund the legal fees required for Land Title splits and existing mortgage considerations.

Do I sign anything up front?

Absolutely not. At this point, we’d just love to hear from you and discuss the initial potential that we see in your land. Signed agreements will come much later and only after you are entirely happy with the terms of our proposal.

Can I sell quickly?

Yes, we regularly make unconditional offers and we can exchange and complete very quickly. We offer partner agreements because waiting to achieve planning consent results in the best financial outcome for landowners, but we understand that sometimes a speedy sale is more important.

How is the land sold after permission is granted?

Reframed Land work with land and property agents to market your land on the open market; our Land Promotion success fee is calculated as a percentage of uplift, so we’ll be striving to achieve the best price.

What is the success fee?

Once planning permission is secured we generally seek reimbursement of costs plus a % of uplift in land value (the success fee). This is only payable upon sale of land and will be clearly defined in the Land Promotion Agreement from the start.

What is uplift?

The uplift formula is simple:
Uplift = the sale price of the land with planning permission (MINUS) the original land value before planning permission was achieved.

What % of uplift will Reframed Land take?

A range of between 15% and 25% is common. It varies due to the project length and risks. A simplified, working example

Your land is currently worth £100,000.
We achieve planning permission for 5 new homes incurring professional fees of £50,000.
The land is now valued at £500,000.
This means there has been an uplift in land value of £400,000 (£500,000 – £100,000).
Upon sale we would seek reimbursement of our professional fees (£50,000) plus 15% of uplift (£60,000).
You would receive the remainder of £390,000.

What does the Reframed Land funding cover?

We cover all fees involved in the planning and sales process. This includes items such as:

Planning services
Architectural services
Legal fees
Planning application fees
Surveying fees
Third party fees (such as transport, ecology, drainage, landscape etc)
Consultation fees

What happens if you don’t achieve planning permission?

If we’re unsuccessful you owe us nothing.
